The Phase I Environmental Site Assessment (ESA) is the standard for environmental due diligence and all appropriate inquiry (AAI), adhering strictly to the ASTM E 1527-13 Standard Practice for Environmental Site Assessments: Phase I ESA Protocol. The Phase I ESA includes a site visit, interviews with local individuals, and an historical environmental database review.
Redbud Environmental, LLC has been conducting environmental site assessments (ESAs) to assist clients with evaluating environmental liability associated with commercial and residential development real estate acquisitions since 2014. Redbud Environmental works in collaboration with Mark Cox PhD/EnviroGroup (https://www.envirogroupokc.com/) to provide cost effective, comprehensive Phase I ESA reports. Our goal is to ensure your real estate transaction goes as smoothly as possible.
In addition to Full-Scope Phase I Site Assessments, Redbud Environmental Provides Limited-scope ESA/Transaction Screen designed to identify potential environmental concerns. The Limited-scope ESA/Transaction Screen is meant as a screening tool to assist the client with decision making. The Limited-scope ESA/Transaction Screen does not qualify for Landowner Liability Protections under the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA). A Limited-Scope ESA is only recommended for low-risk properties with historical information available. The scope includes a site visit, environmental database search, and review of limited historical sources. The Limited-Scope ESA report is customizable to clients’ needs and generally includes a short discussion of the property, site photos, and the transaction screen report completed by the owner or operator of the property and the consultant.
